Arcadis Warns UK Megaproject Delays Will Push More Tradespeople Into Domestic Work

Arcadis has published its Spring 2026 UK Construction Market View, warning that delays to major UK infrastructure projects are threatening growth across the construction sector.

Key airport expansions at Gatwick and Luton are stalled by judicial review challenges, with legal processes expected to take up to 18 months. The critical water sector AMP8 programme is facing low project delivery rates and planning delays. And despite the Arcadis Sentiment Index reaching 77% — its highest since mid-2021 — the reality on the ground is slow-to-no growth across most verticals.

The residential sector is particularly affected. Affordability pressures and delayed investment decisions are slowing the conversion of pipeline projects into active construction. Arcadis warns that without substantial planning reform and regulatory action, the government's built-environment growth agenda will stall.

What this means for tradespeople

When megaprojects stall and new housing starts dry up, the knock-on effect hits self-employed tradespeople within months. Fewer large sites mean fewer subcontract opportunities. More tradespeople competing for the same pool of domestic jobs — extensions, refits, repairs.

This echoes the ONS data from January showing construction output falling for the fourth straight quarter, with private new housing down 6.3%.
